PHNOM PENH, In the next 5 years, there are a number of facts pushing the national road 1 area, from khan Chbar Ampov to Leuk Daek district, Kandal province have a potential remarkably development.
On 22nd January, Oknha Noun Rithy, real estate expert and CEO of Khmer Foundation Appraisal over the phone forecast that the next 5 year the national road 1 area will better than any other area in Phnom Penh suburbs. The area currently has so much potential and attractive to the investors.
“We already seen now that the area along the national road 1 is really in a strong potential and fast growing position” Oknha said. Kien Svay one of the sample to this claim, it becomes so interest to the businessmen. Either Kien Svay or Leuk Daek district believe to be one of the most rapidly develop in the near future by becoming a multi development zone, international port, factories and located in the middle between Cambodia-Vietnam border.Oknha Noun Rithy also state the area are occupied with a big resort and the 3rd ring road project are attracting many interest from developers.
Oknha continues that less than 5 years this area will change a lot more than the national road 4 as the future plan, a large project by Vattanac Properties to build a 60-meter connecting with 3rd ring road and another project by Japanese company to transform rice field to the residential area, factories and resorts, will be appearing in the area.
Another fact that Phnom Penh Capital Hall planned to move as much as factories and warehouse from the city to the 3rd ring road area soonest. It means that national road 1 area has much more opportunities to develop stronger than others are in the city.
Mr. Chrek Soknim, president of Cambodia Valuers and Estate Agents Association (CVEA) similarly said that land along the national road 1 is now very attractive and will benefit the investor and developer in the resident projects. Moreover, a bridge connecting with Kdei Ta Koy to Akreiy Ksatr is now under government planned, where is alsco located nearby the 3rd ring road.
Chbar Ampov area is becoming a commercial area while other area along side with national road 1, Kien Svay and Leuk Daek district start to have a
great potential as well.” He added. The special economic zone, a major 3d ring road project, the international port and another main road in this southern are the fact show how the development in this area.

Land with small size, but locates in the resident area value about $ 300 per square meter while the larger plot start from about 5 hectare will be between $ 70 to $ 100 per square meter.
In remarkably, many investor actively in land plotting plan and medium or low class housing project, a big international entertainment center invested by Chinese company in Kien Svay district are making a popularity to the area.
Particularly, Leuk Daek district land is also growing it potential as on 14h January 2019, the 3d ring road project was alreadyI inaugurated by Cambodia Prime Minister Samdach Techo Hun Sen.
