This cooperation is in compliance with the high recommendation of Samdech Maha Bovor Thipadei Hun Manet, who instructed the Ministry of Tourism to “cooperate and coordinate with tour operators and communities to promote natural tourism in the area better, as well as help increase the capacity of communities to provide tourism services” during Samdech’s recent field visit to the Knong Phsar site. New condo supply in Tokyo metro area drops to record low

The number of newly built condominiums in the Tokyo metropolitan area sank 17% in fiscal 2024 compared to the previous year, with smaller property developers struggling to secure profits amid rising construction costs and difficulty acquiring land.

A total of 22,239 new condos went on the market in the region, which consists of Tokyo, Kanagawa, Saitama and Chiba prefectures, the Tokyo-based Real Estate Economic Institute said Monday. The number was the lowest since the institute began collecting data in fiscal 1973, it said.

The average unit price of new condominiums put up for sale in Tokyo’s densely populated 23 wards exceeded ¥100 million ($709,000) for the second straight year in fiscal 2024, Real Estate Economic Institute said Monday.

In the year ended March 31, the average price rose 11.2% from the previous year to ¥116.32 million, hitting a record high for the fourth consecutive year, reflecting increases in land prices and construction costs, including labor expenses.

Tadashi Matsuda, a senior researcher at the publisher of reports on the real estate sector, said that the high popularity of pricey condos, especially in Tokyo’s 23 wards, “shows no signs of waning.”

But he warned that concerns about possible economic stagnation in light of U.S. President Donald Trump’s tariff policy could affect consumer sentiment.

The average unit price of new condos in Tokyo and the neighboring prefectures of Kanagawa, Saitama and Chiba grew 7.5% to ¥81.35 million, also logging a record high for the fourth year in a row.

The average price climbed 20.5% to ¥58.93 million in Saitama, 10.6% to ¥56.04 million in Chiba and 7.2% to ¥65.87 million in Kanagawa.

In the same year, the number of newly supplied condo units fell 17.0% to 22,239, the lowest level since the company started conducting its survey in fiscal 1973, as construction starts continue to decline amid soaring costs.

There is also growing investment (also led primarily by China) in projects to prepare the economy for growth and connectivity to global trade. The “Rectangular Strategy” of the last several years prioritized investment in physical infrastructure for transport, energy distribution and internet connectivity. Phnom Penh will be at the very heart of all this infrastructure development.

A new canal to Phnom Penh

Cambodia has started building a massive canal to the Mekong River near Phnom Penh. Why? To reduce dependency on Vietnam which controls access to the sea from the Mekong River.

At the same time as Cambodia is building a new highway from Phnom Penh to Vietnam to increase trade, it is also hedging its bets by seeking to reduce dependence on a neighbour that has been known to meddle in its affairs in the past.

Cambodia wants to be resilient.

A massive new airport in Phnom Penh

Set to open in July 2025, the Chinese- financed Techo International Airport will replace the existing Phnom Penh International Airport. In its first phase it will be able to handle up to 13 million passengers a year, in its second phase up to 30 million passengers, and in its final phase which is planned for 2050, up to 45 million passengers a year.

Cambodia is seen as a dollar play and safe haven in Asia

This is an ongoing catalyst. As geopolitical tensions remain high in the world, many Asian investors are happy to buy assets in Cambodia which gives them exposure to the USD. Real estate in Cambodia is effectively USD denominated.

Also, Cambodia is very easy in terms of banking, and KYC requirements when purchasing real estate. This drives a constant flow of billions of dollars of inflows into the economy as they are welcome here, as opposed to questioned in other markets.

Macau’s most opulent lodging, The 13 Hotel and Casino, up for sale again

Touted as one of the world’s most expensive hotels, The 13 Hotel and Casino in Macau has been put up for sale again by its creditors, as a tourism boom looks to lift overall business in the world’s largest gaming hub.

Formerly owned by Hong Kong businessman Stephen Hung who appeared on the Netflix show Bling Empire, the 22-storey lodging located in Macau’s southernmost district of Coloane was estimated to be worth HK$2.4 billion (US$309 million) last year when it was first launched for tender.

The deadline for the new public tender for the 199-room hotel is May 19, according to JLL. The asset, which features a striking red facade, is currently held by a bank, according to the property consultancy.

“It’s a super-luxury hotel,” said Mark Wong, senior director at JLL in Macau. “The hotel market is recovering after the Covid-19_pandemic, and tourists are coming back quickly.”

This sale would mark the second attempt by the undisclosed lender to find a buyer for The 13 Hotel and Casino, following a similar tender in March 2024.

Hopes for a successful tender appear to be high this time. The hotel’s sale has generated “many inquiries already”, Wong said.
